Phase 2 and 3 cannot start until the reserved matters (detailed plans) are submitted to the council and approved. These are due to be submitted Spring/Summer.... So expect this to be done in the Autumn

Well im not sure if anything is going on however google maps
Traffic update is now showing Junction 32 as a “Construction Zone” with work due to finish in December 2018.

You have to remember that this isn't just the development but the whole road layout from Xscape upto the miniroundabout near the George V.
All being done at no cost to the council or Highways England (who I believe were looking to do it).

Just something I’ve heard today.
Thought I’d share it with you all.
The farmer of the land as yet to be paid for that land, around 400k
He as threatened apparently to plow the field and grow crops there.
Anyone heard owt, or why the land as yet to be bought by the company involved.
Let’s not get to riled up, it could be nonsence.

Sounds like some more cr@p rumours.
I heard that we were building the stadium out of Lego bricks, I’m not sure if it’s true but it comes from a reliable source who I’m not wiling to name .

For a start that land is worth far more than 400k....
Apparently some as been sold.
So not a full field.

Huddesfields time scales looking in trouble already.
102 weeks to 2020 you said.
As I see it
The site has to have coal removed.
According to posters in here that can’t start till spring.
Then we focus on road works that are in preparation for the site.
If the site has not yet been secured ( the deal is yet to be signed)
Why would Lateral be paying for road improvements .
You need to work backwards on this development .
The retailers need to commit.
The numbers then need to stack up especially as the developer is chucking in 10 m for a ground , as well as setting aside a large area for a country park.
Probably 25 m of costs by the time roads and cables are laid.
It’s not that bigger site to make that much money.
As we stand there are not enough retailers signed up.
Until we reach that point nothing happens as Lateral/ the developer has no return forecast.
Right from the very top this is still very much in doubt.
I was told that Friday this week.

The lack of retailers is a real concern.
Those we do have will not wait around indefinitely and if they go we are well and truly up the brown creek.

Steve Gill said in his last interview that new retailers had since signed up.
Robbo, I can’t get on the planning portal but the coal extraction is only the top layer, I believe (Sharlston Seam) and I don’t think it is the entire site, just where the retail element is.
Coal extraction, roads and the country park contouring all done this year.
Stadium build next year and retail built thereafter.

I’m taking my information from the planning applications. Note how Robbo says it’s come from the very top but won’t name who. And I doubt anyone from the club or Lateral are going to pour doubt on it, as it could affect the actual development.
